Second electric meter at $9,000, or just fold power into the rent?
Detached 700 sq ft going behind the house, plans are close to done. The electrician priced a second electric service and meter at about $9,000 including the trench and a new subpanel, and said the alternative is running the ADU off my existing panel and either eating the power or billing the tenant somehow.
I don't understand the billing part. If it's on my meter, can I even charge a tenant for electricity? Somebody on another site said you just add $75 a month to the rent and call it done, which sounds simple enough that I assume it's wrong. Water is the one that worries me more, since the ADU has a full kitchen and bath and I'm on a city water and sewer bill that already runs about $110 a month for the house.
