My preferred equity in a Columbus office conversion just got paid back full plus carry and I was not expecting clean on this one
Bought into the stack at $1.1M about 22 months ago, 10 percent pref, second position behind a regional bank at about 62 percent LTV on the as-converted value. The sponsor was a mid-size Columbus outfit that had done two prior conversions, a 90-unit and a 55-unit, both in the same submarket. I had seen enough face-plants on first-timers that the track record mattered more to me than the projected 17 IRR. Building was a 7-story office, 1960s vintage, about 84,000 sf, and the plan was 68 apartments plus ground-floor retail. Hard cost budget came in at $9.2M, contingency was 8 percent, which was higher than most of the decks I read out of Phoenix or DFW on comparable square footage. They blew through about 60 percent of that contingency on a mechanical chase issue they found after demo started, which would have killed a 5 percent line entirely. Absorbed it, schedule slipped about 11 weeks, but they reached certificate of occupancy in month 19. Lease-up hit 91 percent within 8 weeks of opening, which is the part I did not fully believe the pro forma on when I wrote the check. I got principal back plus all accrued carry, no haircut, no extension request, no conversation about restructuring the intercreditor. The thing that actually made this work was the sponsor had a real relationship with the city and had already negotiated a 15-year tax abatement before I came into the deal. Without that abatement the exit cap math does not support the debt stack I was sitting in.
