Took a house I already owned in the subdivision, pulled the RAL license through Arizona's residential care process, and handed operations to a care partner on a revenue share. Full at 4,800 a month per bed by week 11. That is 28,800 gross monthly on a house that was clearing 6,400 as a short-term rental with all the headaches that comes with. Net after the operator split, utilities I still carry, and insurance that tripled the day we changed use is sitting around 9,200. The STR was netting maybe 3,800 in a good month after platform fees, cleaning, and the one HVAC replacement I did not budget for. I expected the ramp to take six months based on everything I had read in this room. The market here for private-pay memory care adjacent was tighter than I realized, and the first referral source my operator called put three families in front of us inside three weeks. The house itself is the most boring part of this. Four bedrooms converted to six with a variance that took 90 days and cost about 14,000 in modifications. The license was the long pole, not the construction.
