My whole pre-opening budget for a 6 bed, please tell me which line is wrong
First one, nothing signed yet, and I want the number for the day before the first resident moves in rather than the stabilized number everyone posts.
What I have written down:
Purchase 480k, 25 percent down, so 120k cash in. Conversion 120k. That's ADA bathroom, widened doors, hard-wired call system, alarm upgrade, egress window in the converted den, ramp at the side entrance. Furniture and equipment 40k. Beds, dining, a second washer and dryer, kitchen equipment, exterior seating. Licensing and consultant 25k. Application fees, an RAL consultant for the policy manual and mock survey, background checks. Working capital 90k, which I got to by taking my payroll and fixed costs at about 15k a month and giving myself six months.
So 395k of cash before a dollar comes in, against 6 beds at roughly 4,600 a month if I fill them.
The two things I can't figure out. First, how long filling 6 beds actually takes. I've been told six weeks and I've been told nine months by people who both seemed to know what they were talking about. Second, whether 15k a month is even close, because I have to staff for 24 hour coverage from the day resident one arrives, not from the day bed six fills.
Which line is most wrong?
