Sending a lead with a contact log versus sending an address and a photo
A case to sit with: bird dog submits a vacant single-family, ARV around $180k, asking $110k. That is a real spread on paper. The investor runs the address, pulls comps, and passes because the seller contact was a neighbor's recollection and a Facebook profile with no response in six days. Second bird dog submits a property at $124k ask, same ARV range, thinner on the surface. The file has a dated call log, a confirmed owner name from the county assessor, a cell number the seller picked up, and one sentence from that call: "she mentioned the taxes are two years behind." That lead moves. The difference in the fee paid was zero because both agreements said flat per-lead, but one of those bird dogs gets every future call and the other does not. What the contact log does is compress the investor's first 48 hours. The address-and-photo lead still costs the investor time on skip tracing, outreach, and chasing a seller who may not exist by the time contact lands. The documented-contact lead starts at a different point in the funnel. If a bird dog is pricing both the same, the investor is subsidizing the research gap on one and getting a discount on the other. The structure that fixes this is a two-tier fee: a base amount for a verified address with confirmed ownership, a higher amount when the bird dog has a live seller who has been spoken to and expressed willingness to talk terms. The gap between those two tiers is what the contact work is actually worth. What does your current agreement say about what qualifies a lead as submitted?
