My boarding house manager just quit and I did not have a written policy for anything
So I inherited this situation from myself, basically. Bought a 9-room house in Cleveland Heights last March, found a live-in manager through a tenant referral, and never put a single thing in writing about what she was supposed to do. She handled intake, collected cash every week, texted me when the hot water heater made a noise. Worked fine until it didn't. She gave me 4 days notice on a Friday, took her rent credit for the month even though she was leaving mid-month, and I had no document that said she couldn't. I also had no written intake process, no move-in checklist that a new manager could pick up and run, nothing. Just institutional knowledge walking out the door with her duffel bag. I have been at that property every evening this week doing what she did, and I am realizing I didn't know half of what she actually handled. There were two residents I didn't even have emergency contacts for. One guy pays in money orders made out to a name I don't recognize. I genuinely don't know what arrangement she had with him. Before I find someone new I am sitting down this weekend to write out every single recurring task, every rule, every intake step, everything that happens when someone doesn't pay by Tuesday. If you own one of these and your operation lives inside one person's head, that person owns you more than you own the building.
