My brokerage is three months old and I still don't have a written policy for how I handle an agent who goes dark on a transaction
Happened last week. One of my three agents missed a deadline on an inspection contingency, went unreachable for about six hours during the window. The deal survived but barely, and I was the one fielding calls from the buyer's attorney at 9 p.m. I covered for her because I didn't know what else to do in the moment, told the attorney she had a family situation, bought enough goodwill to get a two-hour extension. I have no idea if that was the right call or the call that comes back at me in a lawsuit. I don't have anything in writing that says what happens when an agent under my license goes dark, who covers the file, who I can legally authorize to step in, none of it. I opened thinking I'd sort the policy stuff out once I had enough volume to know what the real problems were. Turns out the real problems show up at month three with three agents and a contingency clock running.
