i keep seeing the worked examples and they all start somewhere around "i found a distressed property for 60k" and i'm sitting here in memphis proper where that number gets you something that needs 80k in work and still appraises at 155 if you're lucky. so i started writing down every dollar i think i need before the refinance exists and the number scared me. purchase is 72k on a place i've been watching in whitehaven, hard money at 12% plus two points means roughly 1,400 a month just in carry, rehab estimate from my contractor came in at 43k which i don't fully trust, then closing costs on the buy side, utilities during the rehab, insurance on a vacant property, the appraisal fee, the refinance closing costs when that day comes, and the months of seasoning where i'm still paying the hard money note. i'm at somewhere between 28k and 34k in cash needed before i see a single dollar come back, and that's assuming the rehab hits the number and the appraisal cooperates. the room talks about "recycling your capital" like it's a clean loop and maybe it is by deal three, but deal one in a real market with real 2024 rates is a specific number that i think people are afraid to say out loud. what did yours actually cost, total out of pocket, between the day you wired the purchase funds and the day the refinance proceeds hit your account.
