Does a cleanout estimate before closing actually change what I offer on the property
Closing in about six weeks on a duplex in Akron, 1940s build, previous tenant left two years ago. The listing photos show furniture, bags, a full garage. I have not walked it yet. My question is whether getting a cleanout estimate before I close actually shifts my offer number in a meaningful way, or whether I'm just adding a step. I called one vendor who said he couldn't give me a real number from photos and wants $150 to walk it. I'm not sure if that $150 buys me anything I can't roughly budget myself. I've been assuming $3,500 to $5,000 for the cleanout based on what I've read, and I've already baked that into my offer. So what I'm trying to figure out is whether the real number ever comes back outside that range by enough to matter, or whether two-year-old furniture in a garage is always going to land somewhere predictable.
