First tenant leaves in March. What should turnover cleaning cost?

A move out clean is a different job from a standard clean. Standard is surfaces, floors, bathroom, kitchen counters, the stuff you'd pay for every two weeks while somebody lives there. Move out assumes the place is empty and includes inside the oven, inside the fridge, inside cabinets and drawers, baseboards, window tracks, blinds, and the closet shelves. On an empty 900 foot unit that's most of a day for two people. $340 is a normal number for that.

You want the move out version. A unit that shows with a greasy oven and dusty blinds rents slower or rents to someone who negotiates, and the difference costs more than $160.

Doing it yourself is fine if you have the weekend and you're honest about your pace. Most people take twice as long as they expect on their first one. Total turnover cost across the industry runs around $1,750 on average once you count cleaning, paint touch up, small repairs and the vacant days, so the cleaning line is a small part of what the turn actually costs you. Budget for the whole thing.

On the deposit: what you can deduct for cleaning is set by state law and by what your lease says, and states differ a lot, some allow a cleaning deduction only for conditions beyond ordinary wear and tear. Read your state's landlord tenant statute or ask a local attorney before you withhold anything. Take dated photos of every room the day they hand back keys either way.
