Five room house, four leases signed, and I cannot figure out how to price the fifth without undercutting the four I already have
Picked up a single-family in Owasso, converted it, and the four rooms filled in about three weeks at $675 each. The fifth room is smaller, no closet, faces the alley. I listed it at $600 and got zero interest for 19 days, so I pulled it. The problem I keep running into is that if I drop to $550 to move it, I have existing tenants who are already asking each other what everyone pays, because people do that. One of them already texted me saying she "heard" the room was going for less and wanted to revisit her rate. She did not hear anything because nothing has signed, but that is the dynamic now. If I keep it at $600 and it sits another month, that is $675 gone and I am at four rooms carrying the overhead that I underwrote on five. The room does not have a closet, which is legal here but limits who wants it, and the square footage is 118 versus an average of 147 for the others. I thought I could argue the price down to something like $580 and frame it as a different room type on the listing, which is true, but I have no idea if that holds when a current tenant walks past it on showing day and does the math out loud in the hallway.
