Has anyone actually built a warm handoff into their SMS workflow or is every service just dumping names into a spreadsheet
My guy who runs a three seat shop here in Tucson told me something on Wednesday that I cannot get out of my head. He said the leads he delivers are real but the investor on the other end is almost always the bottleneck, and he has watched maybe forty deals die in the handoff gap in the last eighteen months alone. His words were something like, the lead is warm for maybe six hours and then it isn't, and most of his clients treat it like a mailed postcard.
I believed him because I have done exactly that. Got a batch of twelve SMS responses last spring on a landlord list in Pima County, sat on three of them for four days while I was dealing with a foundation inspection on my rental on Grant Road, came back and two had already signed with someone else. I do not know if those were real or not but they responded, which is more than most of my mail ever does.
What I cannot figure out is whether the services that do include follow-up dialing on responses are actually faster or just billing for the appearance of being faster. Every proposal I have looked at describes it differently. One shop out of Phoenix said their callers work all SMS responses within two hours. Another said they batch them at end of day. Those are not the same product even if the line item on the invoice says the same thing.
Has anybody sat down and actually compared speed of follow-up to contract rate on the same list? Not anecdote, actual numbers side by side.
