NOD list calling has always been my best source but something shifted in Snohomish County around Q1 this year
I mail the NOD list first, same as always, then my caller follows up inside ten days. That sequence used to produce a callback rate that made the math work at 65 cents on the dollar. This year she is getting through to people, they are not hostile, they will talk, but by the time we get to price they have already heard from four or five other callers. One seller in Marysville in March told her he had eleven contacts in the first week after his notice filed. A year ago that same window was quiet enough that we could have a real conversation before anyone else got there. I do not know if more investors are pulling the same county records or if a service is reselling the list, but the NOD edge has compressed. My caller is still logging her hours and the list cost is the same, so the cost per lead went up and the conversion went sideways. I have not changed the sequence yet because I do not have a better one, but I am watching March through May numbers before I decide whether to cut her days or find a different list to pair with it.
