A guy forwarded me a 6-unit. What is the number on the sheet?
A guy I met at a meetup forwards me deals. He sent one yesterday: 6 units, older brick building in a small midwest town, asking 385k. He says the seller is motivated because he's tired of it and one unit has been vacant since spring.
What he sent me is a rent roll and one page of expenses. Rents total 4,050 a month across the five occupied units. Expenses on the page say 14,200 a year, which even I can tell doesn't include anything real like management or a roof.
He wants me to tie it up and he'll find the buyer, and we split whatever the fee is. He said 15k is normal.
What I actually don't understand: for houses I'd look at what similar houses sold for. Here he keeps saying cap rate and I've read the definition four times and I still can't tell what I'm supposed to do with it. If a buyer says he needs an 8 cap, is that a number I can work backward from to know what to offer? And what do I do about the vacant unit, does that count as income or not?
The decision in front of me is whether to sign the purchase agreement he emailed me. It has a 30 day inspection period and a 5k earnest deposit that goes hard after 10 days. I have 5k. I do not have another 5k.
