Does a tenant on a month-to-month in a small multifamily hurt the assignment fee or is it priced in already by buyers
I have a 7-unit I'm trying to move and one of the tenants converted to month-to-month about four months ago, everybody else has at least eight months left. My first instinct was that buyers wouldn't care much because the property is in a market where vacancy is tight and that tenant has been there three years. But the two buyers I talked to both flagged it without me bringing it up, and one of them backed off his number by $18k citing "rollover exposure." That felt like a lot for one unit out of seven. I don't know if that's the real reason or if he just wanted to renegotiate and picked the easiest thing to point at. I've only done residential wholesale and one assignment on a small commercial deal in Cincinnati, so I genuinely don't know how buyers in this space are trained to think about month-to-month. Is it a line item they actually model out, like they're discounting for a potential vacancy, or is it more of a psychological thing where it just makes the deal feel looser than they want?
