Seller offered me a 14-unit in Zanesville at a 7.2 cap and I can't tell if the number is the problem or the market is
I do turnover work for a management company that handles a handful of small multis in that area so I know the buildings and I know the rents are real. The issue is I can't find a buyer at that cap who will move fast enough to make the assignment worth my time. I've sent it to six names. Two said they're only looking at Columbus proper now. One came back and said he'd need it at a 9 before he'd even run the numbers. The other three have not responded in eleven days. The seller has a hard close date of August 1 because of a 1031 he's already got rolling on the buy side. So the contract has maybe five weeks left and I have no taker. I put it under at 610k and I was thinking a 22k assignment fee. I don't know if Zanesville is the problem, if 7.2 is the problem for this buyer pool, or if my list is just too thin to tell me anything useful. I have never assigned a commercial deal before. This was supposed to be the first one.
