Budgeted 8k to furnish a 2 bed, I'm at 14,200 and not done
I renovate for a living so I thought furnishing would be the easy part. Budgeted 8k for a 2 bed 1000 sq ft unit aimed at relocation placements. I'm at 14,200 and still need a second desk chair and blackout curtains.
Breakdown roughly: 4,100 beds and mattresses, 2,600 living room, 1,900 dining and kitchen, 1,300 in housewares nobody warned me about (knife block, sheet sets in threes, shower curtains, a vacuum, a working iron), 2,100 in a sofa I replaced because the first one looked cheap on camera, and the rest in lamps, art, rugs, and a TV mount.
Unfurnished comp is 1,650. I'm underwriting 2,900 furnished with utilities and internet included, call it 260 a month of utilities and 85 internet. So 2,555 net of those, versus 1,650. That's about 900 a month of premium against 14,200 of capital, so roughly 16 months to recover if I stay full.
What I can't get comfortable with is the "if I stay full" part. Relocation placements are 60 to 120 days. What vacancy assumption do people actually use between corporate stays, and is 16 months on furnishing capital normal or did I overspend?
