Is a 7.5 percent debt note on a stabilized suburban office worth more than an 8.5 percent preferred equity note on a workforce multifamily right now
I have 15k sitting between deals and I keep landing on these two as the actual comparison. The office note is 24 months, first lien, a 2021 vintage asset in Overland Park that survived remote work with occupancy still around 87 percent according to the deck. The preferred equity is on a 96-unit workforce housing deal in Columbus, 36 months, with a 9.5 percent back-end kicker if they hit a 1.25x EM at exit. On paper the multifamily pays more. I get that. What I cannot get comfortable with is where preferred equity actually sits when a Columbus multifamily deal gets squeezed on exit cap rates in 2027, which feels like a real scenario given where construction debt is rolling right now. The office note paying less nominally at least has the lien position. But office is office and I watched a note on a Phoenix flex office go sideways on me two years ago, not the same asset class but close enough that I still feel it. The 1 percent spread between 7.5 and 8.5 is not the question. The question is whether the Columbus preferred equity position can actually get to that kicker or whether I am underwriting optimism. Anyone in workforce multifamily preferred equity positions right now seeing sponsor projections hold or drift?
