Can a data center fund really hold value if the anchor lease burns off before the debt matures
I am in the wrong room for this, I know, but I have a gain sitting in someone else's fund and watching how that vehicle is constructed has me asking questions I did not think to ask before I wired the money. The specific thing bothering me now: the anchor tenant on the 18 MW facility is a seven-year lease with two three-year renewal options, and the senior debt matures in year nine. If that tenant does not exercise at year seven, the operator is rolling a major re-leasing event into the same window as a refinance. The debt coverage math at underwriting assumed 95% occupancy and a lease rate of $85 per kW per month. Current market in that submarket is running closer to $110, which sounds good, but that only helps if the tenant actually stays or a replacement comes in without a gap. Nobody in the deck modeled a six-month re-leasing drag on 18 MW. I ran it myself and it takes the year-nine coverage from 1.38x down to 0.91x just on lost revenue, before any tenant improvement package for the replacement tenant. The deal was sold as a fifteen-year hold thesis but the actual structural risk concentrates hard in a 24-month window around year seven. I have no ability to force a lease extension conversation from my seat and the GP has not flagged this once in twelve months of updates. Wondering if anyone else has gotten comfortable with this kind of sequencing risk, or found a way to get a real answer from the GP without it sounding like a threat.
