Is the 3 MW shell in Łódź actually cheaper than a passive note position if I factor in the exit?
Looking at two things right now. A developer I know is raising on a 3 MW colocation shell outside Łódź, passive preferred equity, 14 percent preferred, 36-month projected hold, minimum ticket around 400k PLN. On the other side I have a note opportunity in Wrocław, 11 percent, 18-month term, secured against a mixed-use building, 200k PLN in. I have that 200k sitting between deals anyway so the note is easy. The shell is a stretch but not impossible if I move some things around. The Łódź developer is projecting a 1.8x equity multiple on exit but that exit depends on finding a strategic buyer or a REIT rollup at month 36, and I have not seen anything in that deck about what happens at month 37 if the buyer is not there. The note pays me out at month 18 and I redeploy. My carry cost on the shell position for 36 months is real, and if that exit slips to 48 months the preferred accrues but I still need that capital back for a duplex deal I expect to be ready in late 2026. The 11 percent note probably nets me 22 to 24k PLN over 18 months after tax. The shell at 14 percent preferred on 400k over 36 months is 168k PLN gross before any promoted upside, but only if the exit closes on time and the buyer values the power contract the way the deck says they will. I do not have a good way to verify the power story from here.
