Do I need a deal in hand before anyone will talk to me about dispo, or is it the other way around
Trying to work out the order of operations here and I keep going in a circle.
Every dispo person I've messaged has some version of the same reply, which is send me the contract and I'll tell you if I have a buyer. Fine. But I don't have a contract, and part of why I don't have one is that I'm nervous about tying up a house when I have no idea who I'd sell it to or at what price. So I sit still.
The first way to break the circle is to go get the deal first. Lock something up with a decent inspection period, then work the phones, and accept that a couple of early ones might fall apart and cost you your earnest money or your reputation with a seller. You learn what buyers want by holding something they either want or don't.
The second way is to spend two months building buyer relationships with nothing to sell. Ask investors what they buy, what they pay, what they walk away from. Show up with no deal and no ask. Then the first contract you sign, you already know the three people likely to take it.
People in this room seem split on this. Half say the buyer conversations are cheap and the deal will find a home if the numbers work, so go get the deal. Half say a contract you can't sell teaches you an expensive lesson you could have had for free. I genuinely don't know which one I'd tell someone else to do.
