"JV the dispo" at 50/50. I nodded. What did I agree to?
Met a wholesaler at a local meetup while I'm finishing up my licensing coursework. He has a duplex under contract and said he's slow on the buyer side, so if I bring the buyer he'll "JV the dispo, straight 50/50." I said sure and then walked to my car realizing I don't know what I agreed to.
What I think I know: he keeps the contract, I find someone to take the deal, we split the fee. But I read on a forum somewhere that a real JV means both names go on the purchase contract with the seller, and he never mentioned that. He also hasn't said 50/50 of what. He mentioned the fee is "around 18k" but also mentioned putting 5k of earnest money down, and I don't know if that comes off the top before we split or not.
Anything else I should be pinning down before I start calling buyers for him?
