Has anyone actually closed a double close where the funder required proof of the end buyer before releasing terms?
Mine wants a signed purchase agreement from the end buyer before they'll even send me a term sheet, which puts me in a position of needing the buyer locked before I know what the funding is going to cost. Riverside title is fine with the structure but they're also asking for the end buyer's name to open the file, so I'm getting that request from two directions before I've confirmed the spread works at all. I bought my fourplex last March with a pretty clean capital stack and I still had fewer moving parts than this. The sequence feels backwards to me, fund terms first so I know if the deal holds, then get the buyer's paperwork in order, but I can't get there without showing the buyer's name first. Wondering if anyone has found a funder who will at least give you indicative pricing off the A to B contract alone, or if this chicken-and-egg thing is just the tax you pay to use a double close.
