My seller found out what I paid on leg A before we even closed leg B and he tried to pull the deal
Found out because the county had both deeds scheduled same afternoon and his cousin works at the recorder's office. Got a call at 11 a.m., closing was at 2. He wanted an extra 8k or he was walking. I had 14,200 in spread and the transactional funder's fee was already baked in, so I had room but I didn't want to give it on principle. Sat on the phone with him for 40 minutes. Ended up giving him 4,500 to keep it moving, which dropped my net to somewhere around 7,100 after both closings. Not the disaster it could have been but not the number I underwrote either. If I had assigned it I would have cleared more and had none of this. The double close was supposed to protect the spread and the one thing I didn't account for was a guy at the recorder's office who picks up his phone.
