Can you actually run DFD and wholesale at the same time or does one eat the other
Trying to figure out if I'm splitting my time wrong. Right now I'm putting about 12 hours a week into driving routes, mostly a 40 mile loop through two zip codes in the southeast part of town, and pulling maybe 80 to 100 addresses a month off it. That's on top of sourcing and moving wholesale deals, which is where the actual income is right now while I'm still waiting on my license. The driving feeds a pipeline I can't fully work yet because I'm handing off anything I can't assign fast enough, and I lose margin every time I do that. The question is whether 12 hours of driving is producing enough addresses to justify the time against just buying a vacancy list for these same zips, which I priced out at around $180 for a fresh pull of maybe 400. If I run the list, I free up those 12 hours for more wholesale prospecting where I'm already making $6,000 to $9,000 a deal. If I keep driving, I'm getting fresher eyes on the properties but slower volume and I'm trading hours I could spend closing. I don't have a strong answer on this yet. Anyone actually run both and figure out which one they killed?
