Aerial on a boring infill lot in Decatur moved it in 11 days when the two comps without it sat 47 and 53 days respectively.
The lot was 0.31 acres, nothing dramatic about it, no water, no elevation, just a cleared infill parcel off Commerce Drive I picked up for $38,000 last spring. I paid $195 for a 20-minute shoot and one edited video. The pilot had it back to me same afternoon. I listed that Friday and had a contract by the following Tuesday. The two comparable lots, both within six blocks, both listed within the same 90-day window, one sat 47 days and one sat 53 before going under contract, and neither had aerial. I am not saying the drone footage caused the difference because I cannot prove that, but I have been staring at those three numbers for four months and I cannot find the other explanation. The aerial did not show anything spectacular. It just showed the neighborhood grid, the proximity to the mixed-use stuff coming in on Commerce, and the lot lines without someone having to squint at a plat map. $195 against an $38,000 acquisition and I think it compressed the hold time by at least five weeks, which on a carry cost basis was the better return on that shoot than anything I have done on a house.
