Spent $600 on aerial for a land parcel that told buyers nothing
I mostly look at deals from the capital side and I don't usually pay for marketing, so this was new to me and I got it wrong in an ordinary way.
A partner and I had a 19 acre parcel to move, gently rolling, county road frontage, no structures. I said I'd handle the media budget and I hired a certified pilot for $600 on the strength of a nice showreel.
He flew it on a flat overcast Tuesday around noon in mid November. Everything was brown. No shadows, so the ground looked completely flat in footage of land whose selling point is the rise at the back. Worse, nothing was marked. He handed over three minutes of drone video of brown fields, and there is no way for a buyer watching that to tell where our 19 acres stop and the neighbor's 40 start. Two people asked me on the phone whether the pond was included. The pond is not on our parcel.
Cost: the $600, plus $475 for a second shoot in March with the corners flagged and a parcel outline overlaid on one still, plus four months of carry I'd have preferred not to pay. The March footage worked. Same pilot, and to be fair he did exactly what I asked both times.
What I'd do differently: write the shot list before hiring anyone. Corners flagged, low light early or late, one overhead with the approximate boundary drawn on it, and one clip flying the road frontage so a buyer sees the access. That overlay comes off parcel data and it is not a survey, which I now say out loud every time, and a buyer who wants real lines pays a licensed surveyor.
