My Memphis wholesale contact is now my only agent option for the property I want to flip there and I do not know what to do with that
So I closed a wholesale contract in Memphis about four months ago through a contact, call him D, who also holds a license and works with a small local brokerage. That deal went fine, I assigned it, moved on. Now I found a distressed duplex in Whitehaven that I actually want to hold, maybe two to three years and then sell, and D is the listing agent on it. He already offered to write my offer too. Tennessee does allow dual agency with written consent so nothing illegal here, but I am sitting on a 118k ask on a property I think is worth 105k after the deferred maintenance I am looking at, and D is the person I would normally lean on to figure out where the seller actually sits. I can not ask him that. He can not tell me. I did a showing last week and he was friendly, walked me through everything, but when I asked what the seller's timeline looked like he basically gave me the brochure answer. That is not D. D talks. So the wall is real. The other issue is that I have exactly one person in Memphis I trust and it is D, so bringing in a buyer's agent I do not know from somewhere else feels like starting over in a market where my edge is a single relationship. I do not know what the right move is here.
