Bought an NOD lead in Boynton Beach at 61 percent of ARV and had to decide whether to flip or hold it into a rental
My number on that one was 61 percent and I still walked it twice before I signed because South Florida is not my market and I was lending into it, not operating. The ARV came in at 310k from two separate agents who had no reason to agree with each other. I had it under contract at 189,500. Cosmetic scope, nothing structural, the inspector found soft drywall in one bathroom and that was the worst of it. Paint, floors, kitchen surfaces, fixtures. Call it 28k if the subs are honest, 34k if they are not.
The BRRRR math on paper looked fine. Refinance out at 70 percent of 310k gets you 217k, you've got 189,500 plus 28k in, so 217,500 in. You pull out basically what you put in and you're holding a rental. Except the rental comps in that pocket of Boynton were running 1,850 a month, maybe 1,950 if the place showed well. At 217k owed, that DSCR does not work at any rate I could borrow at in late 2024. The refi assumption was the whole load-bearing wall of the BRRRR and it cracked when I ran real rates.
So I flipped it. Went in at 189,500, finished scope came to 31,200, carried it 71 days, sold at 299,000 because the market had softened four percent from where the agents comped it in March. Net after everything including the hard money points was 58,400. That is a real number, not a back-of-napkin number.
The BRRRR would have handed me a property I couldn't refi cleanly and a cash flow that didn't cover debt service. The flip handed me 58k I could redeploy. I'm back on the NOD list in Snohomish where I know what things cost.
