Buying the ugly duplex-shaped single family at 148k, the whole deal is the kitchen decision
Three bed one and a half bath, 1,340 square feet, built 1962, sound roof and a furnace from 2019. Seller wants 148 and will take a two week close. Comps in the pocket are 232 to 248 for updated, 205 for dated with newer mechanicals. I'm calling ARV 235 and I think that's honest.
My scope as written: paint inside and out, LVP through the main level, carpet in two bedrooms, new lights and hardware everywhere, refinish the tub surround, landscaping and a mailbox. That lands at 26k with my own labor on demo and trim and subs on floor and paint. All-in with closing and six months of holding at 1,150 a month puts me around 187.
The kitchen is where I'm stuck. Oak boxes, solid, no water damage, layout is fine. Option A is paint the boxes, new pulls, laminate counter, keep the appliances, 4,100. Option B is new stock cabinets, quartz remnant, new range and hood, 14,800. Two agents told me the painted-oak kitchen caps me at 222 in this pocket because every competing listing has been redone. One told me buyers here don't care as long as it's clean.
So the question is whether 10,700 more buys me 13k of ARV or 2k. If it's 2k I don't have the deal I think I have. 70 percent of 235 is 164.5, minus repairs at 26 puts my max buy at 138.5, and I'm at 148, so I'm already over on the classic math and telling myself the short hold justifies it.
