Has anyone actually lost a deal because their cash was tied up in something else at the wrong moment
I am not in the flip space yet, my first rental closes in a few weeks, but I am trying to think ahead about what a capital stack looks like when I eventually want to do something short term and opportunistic. The scenario I keep worrying about is this: I find something in, say, Naperville or Downers Grove, cosmetic scope, realistic ARV around 310k, purchase at 195k, maybe 28k in work, and the timeline to close is 10 days because it is priced to move. If my cash is sitting in an earnest money check on something else, or in a CD I timed badly, or just in a deal that has not returned capital yet, I am watching that house go to someone who was liquid that Tuesday. I do not have hard numbers on this because I have not been in the game long enough to have a loss story, but I am curious whether people have actually sat across from a deal like that and had to pass. What did the spread look like, and did you do anything differently after to make sure the same thing did not happen twice.
