My first deal as a buyer is a cosmetic flip and I picked the hardest market I could find
Been selling in the South Bay for six years and I watched maybe 400 deals close, including probably 30 cosmetic flips. I thought that meant I understood the math. I went under contract last week on a 1971 ranch in Torrance at 715k, ARV around 890, and the scope is paint, flooring, kitchen faces, and landscaping. Budget is 48k. I ran the numbers six different ways before I made the offer and they all came back green, but I've also never been the one on the hook for the carry. Hard money at 9.5 percent interest-only on a 90-day timeline is about 1,800 a month just on interest, plus the points hit me 14,300 at close. My agent brain keeps saying the deal works. The part of me that has never written a check this big is a lot less confident.
