What actually counts as cosmetic and what doesn't
Coming from a totally different career so forgive me. I read somewhere that a flip is cosmetic as long as you don't touch plumbing or electrical, and that if you don't open a wall you're safe. But every cosmetic scope I see listed includes a kitchen refresh, and a kitchen refresh to me means new counters, new sink, maybe new cabinet doors. Doesn't a sink mean plumbing? And if the sink moves six inches you've opened something.
So where is the actual line? I'd like to be able to look at a house and say out loud whether it's a cosmetic job or not, instead of guessing and then finding out at week five.
