Mailed 40 rural pre-foreclosures for 3 replies and one real conversation
I mail land and small acreage, so this was a side experiment. I pulled the notices of default from two rural counties for the last 90 days, filtered to anything with more than 5 acres, and mailed 40 letters. Three replies. Two were people telling me to stop writing.
The third one is a house on 11 acres, well and septic, county road frontage, about 40 minutes from a town of 30,000. Owner is four payments behind, says the payoff quote is 138k including fees, and the sale is scheduled about six weeks out. He wants 20k in his pocket to hand over the keys and he was straightforward about why, he needs a deposit and a moving truck.
My value read is 185k to 200k, and I'm nervous about that range because rural comps out there are thin and two of the three I found are over a mile of gravel from this parcel. Roof is fine, the house needs paint and flooring and probably a well pump at some point. Call it 15k to be presentable as a rental.
So 138k plus 20k plus 15k is 173k into something maybe worth 190k. That is not a foreclosure discount, that's retail with extra steps.
What I'm unsure about is whether I'm valuing the land right. 11 acres has value that comps on a 1-acre house lot don't capture, and I hold land, so that's the part of this I actually understand. The decision is whether to counter him lower, walk, or try to pass the contract to someone who does houses. Six weeks is not much time to figure out which.
