My subcontractor told me the bank priced that REO to move, and I said yeah but move to where
We did a rough walkthrough on a bank-owned three-bed in Tucson last Thursday, 187k ask, and my tile guy pulled me aside and said the subfloor under the master bath had been wet long enough that someone made a decision about it and that decision was drywall. He has seen this specific thing on four REOs in the last two years, same vintage houses, same cover-up sequence. The bank's price had nothing in it for that. We are talking 9k minimum to do it right, probably 13k if the joists have moved, and I know what "probably" costs because I write the change orders. So now I am sitting here with this 187k number and trying to figure out if the asset manager actually walked that property or just ran comps on square footage and called it priced to move. Because priced to move and priced correctly are doing very different jobs in that sentence.
