My three STRs cash-flow fine and I still can't get a fund manager to return a call under $500k minimum.
I have been sitting on $180k that I want to put to work outside California for about eight months now. Not in another rental, not in another flip, in something managed by someone else for once. Found two debt funds I liked the look of, one value-add multifamily fund out of Denver, one mixed strategy fund that had a track record I could actually verify. Every single one of them had a $250k floor, one was $500k. The Denver one had a $1M minimum and I don't know who they think is reading their deck at that entry point. I asked all three whether they had a smaller slot or a side car or anything, and two of them didn't write back. The third offered to "keep me on a list." I've been around long enough to know what that list is. The $180k is still sitting in a HYSA earning 4.8 and I am basically being told that is where it belongs. I get that a fund doesn't want to manage 40 small LPs but I also don't think $180k is a rounding error to most people. Curious whether anybody in here found a legitimate fund with a $100k entry that wasn't structured like a disaster.
