My GC in Cicero has never once asked for proof of funds before starting work and I never thought about what that said until now
I always heard you vet the contractor, not the other way around. Three conversations in the last month changed that. A flipper I know handed keys on a $58k scope in Berwyn in September, drew the first $19k from his private lender on day one of demo, and the crew walked at week three with $31k paid out and studs showing where a kitchen used to be. No lien, no bond claim that stuck, and the GC had already moved the LLC. I am closing on a house in a few weeks and my scope is nowhere near $58k but I have been thinking about what I actually know about the guy I am about to hand keys to. I know he did two jobs for someone who knows someone. That is it. I never asked for a copy of his GL cert with my name as additional insured. I never asked whether the LLC on his contract is the same one that pulled his last permit in Cook County. I never asked for a bank reference or whether any of his subs have a claim against him right now. I just assumed the referral was the whole screen, the way I think most people in rooms like this do, because the culture here is that you find a trustworthy crew and you treat them well and you do not act like a bank. That culture made sense when labor was tight and a good crew could pick any job they wanted. I am not sure it still makes sense the same way.
