Asked to run somebody's spec build for a fee, agreeing to what exactly
I've been trying to figure out where I fit on the service side of this business, and last week a guy I know through a contractor friend asked if I'd "handle the project" on a spec house he's financing. He owns the lot outright, has a general contractor lined up, and says he doesn't want to be on site or on the phone with subs.
What he described: I'd be the person who walks the site a couple times a week, tracks the schedule against the draw requests, checks that what the GC bills for is actually built, and calls him if something's off. He floated 2,500 a month for what he expects to be ten months, so 25k, plus a 5k bonus if the house closes above a number he hasn't told me yet.
What I'm unsure of: pretty much all of it. If there's already a general contractor, what am I? Does the GC take direction from me or from the owner? If I approve a draw and the work later fails inspection, is that on me? He mentioned putting me on the account with the lender so I could sign draw requests, and something in my gut went sideways when he said it.
Build budget is 340k on a 2,000 square foot house, sale target he says is high 400s. I don't know if that's realistic and I have no way to check it.
The actual decision: he wants an answer this week and I said I'd think about it. I don't know whether this is a real job that teaches me the ground-up side from the inside, or whether I'm being asked to absorb risk for 2,500 a month that a real construction manager would price at three times that with insurance behind it.
