My borrower just sent over a signed term sheet from another lender to push my rate down
Got a $310k bridge request on a duplex in Raleigh, borrower has been solid for two loans prior, 14 months combined with no issues. Sent my terms at 12.5 percent and he came back with a signed term sheet from a regional hard money shop at 11. Asked to match or come close. I went back and looked at the deal again, ARV around $420k, loan to cost sitting at 74 percent on my numbers, his renovation budget is $55k for a kitchen and both baths. The comps in that submarket have been tightening since Q1 and I think his ARV is optimistic by maybe $15k. So I am not sure if I am being pressured off a fair rate or if the other lender just has cheaper capital and this is a competitive market. I told him I could do 11.75 with a 2 point origination and I need to see the other lender's actual term sheet, not just a screenshot, before I move. He sent it over this morning and it looks real. Still sitting on it.
