Cockroach infestations show up on inspections more than buyers expect, and the source matters more than the count
A German cockroach problem and an American cockroach problem look similar in a report but point to completely different conditions. German cockroaches live inside, breed fast, and almost always mean a moisture or sanitation issue inside the unit, usually behind the dishwasher, under the sink, or inside wall voids near plumbing. American cockroaches come in from outside and from the sewer system, which means the fix starts with the foundation perimeter and the drain lines rather than the kitchen. When an inspector notes roach activity, the first question should be which species, because that determines whether you are looking at a pest contract or a plumbing and waterproofing conversation. A property with active German cockroach infestation behind the lower cabinets is telling you there is sustained moisture somewhere nearby. Take a deal at 300k with that finding and run it through: pest treatment might run 400 to 800 dollars, but if the source is a slow leak under the subfloor, you are looking at remediation that starts at 3,000 and goes up depending on how long it sat.
