Does walking a property before making an offer actually change what the inspector finds later
I always assumed the pre-offer walkthrough was mostly for feel, like you're getting a sense of the neighborhood, the lot, whether the kitchen is going to kill your ARV. But I underwrote a 40 lot park in South Jersey earlier this year and I did three site visits before we even got to LOI. When the inspector went through it, he flagged about a dozen things I had already clocked on my own walks and a few I had completely missed even after that much time on site. Made me wonder if the pre-offer walk sharpens what you're looking for during inspection or if it creates blind spots because you've already decided you like the deal. Because I think I stopped looking hard at the storm drainage situation after visit two. That was on me and the inspector caught it. Curious whether people who spend more time pre-offer actually end up with tighter inspection findings or whether the inspector is always going to see things you don't regardless of how many times you've been through.
