a warehouse lease in front of me, and no staged house behind me
The lease is 2,400 square feet at 1,900 a month, three year term, personal guarantee, plus about 400 a month in utilities and insurance based on what the landlord's other tenant told me. Racking would be another 4,500 and I'd need a box truck, which used runs 18k to 26k around here or 700 a week rented.
What pushed me toward it: two agents I know list 30 to 40 vacant units a year between them and both say they hand staging off because nobody local answers the phone in under three days. Average list price in that segment is around 380k, so a vacant three bed stage would price somewhere near 2,600 to 3,200 first month with 500 to 650 monthly after.
The other path is consult only. I walk an occupied house, write a room by room plan, charge 375 to 500, own no inventory, rent nothing, store nothing. Maybe 60 percent gross margin after my time and no fixed cost at all.
What I can't figure out is how many sets I need before the warehouse pays for itself, and how long each set sits tied up in a house that isn't selling. Days on market here has been drifting up. If a set is committed for 90 days instead of 45 I've halved my turns and I'm still paying rent on empty racking.
The landlord wants an answer by the 14th.
