Do investor buyers care whether the empty unit is staged?
Here is a question worth working through. A small 4 unit goes on the market in spring. Three units stay occupied through the sale, one tenant is out in March and that unit will be empty and freshly painted. The listing agent wants to stage the empty unit, and the quote is 1,600 for eight weeks including install and pickup, with extensions after that. The assumption most owners start from is that a buyer for a 4 unit is buying the rent roll and the expenses, and a sofa in unit 3 does nothing for either. The counter agents give is that most showings on small multifamily are people who want to live in one unit and rent the rest, and those buyers walk the vacant unit imagining their own life in it rather than reading a spreadsheet. So the split is really about who shows up. If the buyer pool is investors, 1,600 is a donation. If half the pool would occupy a unit, that vacant unit is the only room in the building where a buyer forms a feeling. In an ordinary neighborhood there is rarely clean data on which pool it will be, and a building of three ones and a two is not going to draw an unusual crowd. The alternative use of the money is a better photo set and a clean rent roll package, letting the unit photograph empty. What would you do with the empty unit?
