staging quote is 3,600 against a 315k target. i keep moving the line.
Closing on my first flip in three weeks and staging is the one number in my sheet I keep changing every time I open it.
House is 1,580 sq ft, three bed two bath, in a subdivision where every third house is the same floor plan. Purchase 218k, rehab budget 61k, target sale 315k. Loan is hard money at 12 percent interest only on 235k, so interest is about 2,350 a month, plus taxes and insurance around 310. Call carry 2,660 a month.
Stager quoted 3,200 to install six spaces on a 60 day term, then 550 a month, then 400 for pickup. So about 3,600 if it goes under contract inside the first term, 4,150 if it runs into month three.
The alternative my brother in law keeps pushing is buying a sofa and a bed frame plus some lamps and art from a warehouse store for maybe 1,400, doing it myself over a weekend, then hauling it to his garage after.
What I can't tell is whether staging actually moves the price or only the days on market, and whether that distinction even matters to me when carry is 2,660. I have no track record to compare against and my agent says "it always helps" which is not a number.
What am I leaving out.
