What does the smallest realistic entry point into hotels look like in equity terms?
Most hotel deals that reach an underwriter's desk are $8M and up with a brand and a management company attached, and the equity check runs $2.5M to $3M. That is out of reach for most individual investors and most first partnerships, so the entry level question deserves to be asked deliberately rather than assumed away. What the room can help pin down is what the floor looks like. Is there a real market in 15 to 30 key independent motels where the entry number is a few hundred thousand of equity, and if so what breaks at that size? The working assumption is that below some room count the property cannot afford a general manager, which means the owner is the general manager, and at that point the buyer has purchased a job in a small town. Better to hear that clearly than to discover it after closing. Also worth knowing what operators at that scale pay for property management systems and channel connections, because the brand level pricing usually quoted is built for 150 keys.
