My STR deal flow comes from people I met at a closing, not from going looking for investors
Bought a duplex in Oakhurst in 2022, converted the top unit to STR, and when I started talking to the contractor about expanding into a third unit the contractor mentioned his brother had been trying to find someone to co-invest in a cabin rental near Blue Ridge. That conversation turned into a $47,000 equity split on a property I would not have found any other way. Since then two more people from that same closing table have called me about deals. The closing attorney, a title rep, a contractor, the inspector who flagged the HVAC, these people work STR transactions all day and they hear before anyone else whose deal is falling apart or who needs a capital partner. I have not put up a profile anywhere or sent a cold message to anyone. The people I have met through actual transactions have produced more real deal conversation than anything deliberate I tried. The gap I am still sitting with is that my seven properties are all residential and scattered across DeKalb and Rockdale, so the STR investors I tend to run into are in the same small-scale lane. Nobody in my current network is talking about anything above twelve keys, and I want to understand what shifts at that size before I go further.
