Sold a wholesale contract on a Phoenix retail strip in April and now somebody is pitching me a 22-key budget hotel outside Flagstaff as the next move
I do not know what to do with that sentence. My wholesaling has been residential, both contracts, and the pitch is coming from a guy I met at a meetup who says the current owner is retiring and just wants out at $1.1M. RevPAR on the T-12 he sent me is $48, occupancy sitting around 61%, and the property is flagged with a brand I had to look up. He is framing it as a passive hold because there is a management company already in place, but I leased apartments for six years and I know what "management company already in place" means when nobody is watching the management company. The fee is 8% of gross which already feels like a lot before I even find out what is not included in that 8%. The Flagstaff market confuses me anyway because it has real seasonality from the Grand Canyon traffic and I have no idea what the slow months look like on this specific property. He sent me the T-12 but not a month-by-month breakdown and I asked for it three days ago. No response yet. I am also aware that my Columbus fourplex, which I actually understand, throws off $1,840 a month with almost no attention from me, and I keep comparing that to what 22 budget hotel rooms at $48 RevPAR would actually net after the flag royalty, the management fee, the OTA commissions, and whatever the FF&E reserve requirement is. I cannot get the math to a number I like and I wonder if I am missing something or if the number is just not there.
