Has anyone actually stress-tested Providence or Hartford for a house hack entry point lately
I've been watching Providence rents for about eight months now and the two-family market there keeps pulling me in. Median two-family list price in the Elmwood neighborhood was sitting around $320,000 in Q1, and I've seen one-bedroom units in the same zip renting between $1,050 and $1,200. That's not a home run but it's not obviously broken either, especially with a 5% conventional down. Hartford is murkier. The Park Street corridor shows asking rents that look plausible on paper, maybe $1,100 for a two-bed, but actual lease-up time on some of those units has been running two to three months and I don't know yet whether that's a condition problem or a demand problem. I'm not a house hacker myself, I'm LP-brained and I don't want to operate anything, but I've been running these markets because one of the fund decks I've been sitting on has Northeast multifamily exposure and I wanted to understand the street-level numbers before I trusted what the GP was showing me. What I keep finding is that the right duplex market for a first house hack is less about which city sounds good and more about whether you can actually verify the rent on unit two before you close. Providence two-families are at least selling with tenants in place half the time, so there's a real number to look at. Hartford I'm less sure about. If somebody has actually closed a two-family in either of those markets in the last six months I'd be curious what the unit two rent came in at versus what the seller was projecting.
