Seller listed it as a duplex, county says single family, kitchen was pulled out in 2016
Offer accepted at 296k on what the listing called a duplex. Upstairs is a two bedroom, downstairs is a one bedroom with its own entrance off the side yard. Separate electric, shared water heater, one gas meter.
The downstairs kitchen is gone. Cabinets, sink, and range were removed and there's a capped supply line and a patched floor where the stove sat. Seller's agent says the prior owner took it out "because of the county" in 2016 and that it was a legal duplex before that. Assessor record says single family residence, one dwelling unit. Zoning map shows the parcel in a district that allows two units by right, which is what makes this interesting instead of hopeless.
My plan was live upstairs, rent downstairs at 1,150, put the kitchen back for maybe 9 to 12k. Payment at 5 percent down pencils to around 2,240 all in. With 1,150 coming back I'm at 1,090 for a two bedroom, which beats the 1,650 I pay now.
What I don't know is whether reinstalling the kitchen makes it a legal two unit or just makes it an illegal two unit with a nicer stove. Zoning allowing two units by right doesn't automatically mean this specific structure is permitted for two, as far as I can tell. And the loan is going to be written on a one unit property, so I'm not counting the downstairs rent to qualify either way.
