Found a 38,000 sf refrigerated shell in Stockton in Q1 2024, $58/sf all in after conversion costs, and the broker had been sitting on it since the original frozen foods tenant relocated to Tracy. Spent the first eight months upgrading the ammonia system to get to USDA compliance and adding a 36-door dock configuration, which ran $680k over the original $410k estimate because the compressor room needed a full rebuild. Signed a regional produce distributor last week at $0.72/sf/month NNN on a seven year term with 3% annual bumps. Going in yield is 6.1 cap on total cost, but with the rent bumps it gets to a 7.4 effective cap by year five, which is what made the basis survivable given how long we sat vacant paying carry.
